These six tips won’t make you an expert interior designer, but they can simplify the process and give you some ideas to choose from.
1. Paint rooms in softer, lighter colors.

Here are five tips to make sure that the property that you plan to buy is the right one for you.
1. Know what you want.
Before even looking at listings in your area, you should determine why you are even buying the property. What purpose will this property serve you? Do you plan to stay here, or turn it into a commercial property? Is this where you’re looking to spend your life’s savings for a well-deserved luxurious retirement home? Are you looking to build an office space? Perhaps even a bed and breakfast?
These are fundamental questions that you must answer before deciding because they inform the kind of property that you will be looking for. Figuring the purpose of this property will then enable you to determine the ideal location, as well as the price range of the lots that you can choose from.
2. Spend only what you can afford, but do not be afraid to negotiate
Do not go fast and loose, especially with bank loans. Spend only 40% of your income.

Buying from people selling out of dire need is also a good option. For example, people selling houses to fund a medical emergency, or people liquidating their assets will generally offer lower prices.
Remember, factor these considerations only after determining the purpose of your property. The lowest bidder isn’t always the best.
4. Do your homework
Perform a thorough inspection of your property multiple times before buying it. If the property already came with a structure and you intend to keep it, check it for any would –be structural hazards. Check both the exterior (foundations, walls, gutters, etc.) and the interior features.
In the case of older buildings, bring someone with an extensive experience in construction to perform a thorough inspection and give you an accurate picture of the necessary repair work that may come ahead.
Doing this can potentially save you from all the headache, not to mention safety disasters that come with unsound structures.
Also, make sure that the seller of the land complies with all legal requirements. Consulting with a local lawyer might save you the trouble of dealing with hidden legal issues that may pop up later.

Hany Constantin, director of Constant Integrated Project Development Corp., was guest speaker of a round table discussion on the importance of human capital, organized by the European Chamber of Commerce of the Philippines at the Marco Polo Hotel, Davao City last week, Sept. 28.
During the discussion, Hany discussed his belief that truly investing on your employees and encouraging a good, healthy culture of performance is the best way to encourage productivity in the workplace.

The discussion was attended by local business owners and managers, as well as representatives from government agencies.
Hany Constantin, apart from being the director of CIPD, is also president of CIMES, a team of consultants offering services in Capital Investment and Project Development, Project Reviews and Gap Analysis, Manufacturing and Project Integrity Management, and Organization Development and Effectiveness.
Before forming CIPD and CIMES, he held several regional management positions in global petroleum giant Exxon Mobil and Tyco International, a security systems company.
After nearly six (6) months of designing and planning the project of Mr. and Mrs. Boudreault, formally the Chateau de Boudreault - the Mediterranean inspired two (2) – storey house having a floor area of 870 square meters located at Las Terrrazas Subdivision Maa, Davao City – a very prime subdivision overlooking Davao City and Samal Island, commenced a ground breaking ceremony on a sunny morning last May 26, 2017.
All were set. Mr. and Mrs. Boudreault with their son came all the way from Japan to personally witness and participate in the ceremony. With the presence of the CIPD director, Mr. Hany Constantin together with CIPD team, all were excited as the family expressed their delight that their future dream house will be finally made into reality.
Elated by the word of blessing from the priest, the family shared their hopes that the project will be smooth in progress and free of accidents. After the program, a buffet lunch was prepared for everyone and continued the festive fellowship.

Modern Methods of Construction (MMC)
As technology, manufacturing processes and construction knowledge increase so do the number of house construction methods available to house builders. Our Company Constant Integrated Project Development or CIPD research and adopt what MMC offers in terms of Best Practices.
The term "Modern Methods of Construction" refers to a collection of relatively new construction techniques that aim to offer advantages over traditional methods. Although referred to as Modern Methods of Construction, some of these have been used for some time.
Conventionally this is an area where builders such as CIPD pioneer, particularly in terms of sustainable construction while developers are happy to stick with proven methods of construction that suited buyer demand, CIPD is willing to research, invest and try something a little different in order to achieve an individual home that meets the discerning customers’ needs.
In light of increasing housing demand, skills shortages and the targets set by The Code for Sustainable Homes, CIPD is encouraged to use and develop MMC in an attempt to meet these challenges.
Most of these modern house construction methods have evolved to some degree from their traditional predecessors. Methods such as thin joint systems with Aircrete blocks and structural insulated panels (SIPS) are part of the ongoing evolution of masonry and timber frame construction.
Other techniques more familiar in larger scale commercial construction have developed, bringing alternatives with some interesting qualities to house building. Steel frame systems have developed and in-situ concrete techniques have led to the development of insulated concrete forms (ICF).
A common denominator of the modern methods is a reduction in construction time on site and an increase in the amount of manufacture that takes place in a controlled factory environment.
This brings prefabrication to mind but contrary to the images that "prefab" conjures up, many of the kit houses that are available break new ground in terms of design and construction.
