Constantin Design & Build is not your ordinary home construction contractor.
We pride ourselves in elevating the quality of house construction in Davao City and Mindanao as a whole. Our experience and understanding of the local scene allows us to better serve our clients, whose satisfaction is what we always aim for.
As a homegrown construction company in Davao City, we have familiarized ourselves with the local legislation, processes, and trends regarding building and house construction in the local area. Over the years, we have gained the experience needed to expedite our work.
We optimize our processes and scheduling to achieve a timely implementation of your projects in lieu of local ordinances such as truck bans and weight limitations of deliveries. We even consider the traffic flow in Davao City’s roads and highways.
As local contractors, we also constantly update ourselves with local legislation that concern all new home construction. One such example is the Davao City Rainwater Harvesting Ordinance, which came into law in 2009.
All these factors are taken into consideration in our daily aim of optimizing workflow and giving our clients their houses as soon as possible.
We believe that equal time and energy must be applied to all stages of the home construction process. As a design and build company, we are able to apply a consistent level of quality control that ensures that what we worked on paper is achieved in real life.
For one, our primary source for our construction material is provided by CC Constantin Enterprises, a hardware provider that also operates on the same level of ethics and passion for quality.
Each project we take on is supervised first and foremost by a Project Manager, who usually is also your Project Architect. He/She takes the lead in the development of your house construction plans, and will be with you through the process of choosing the right fixtures, tiles, roofing material, and paint, among others. The Project Manager will serve as your advocate, and will stop at nothing to ensure that you are satisfied in your new home.
The Project Manager coordinates with a Field Engineer, whose job is to supervise your home construction. Our Field Engineers will supervise your project every working day. They will apply the latest construction methodologies to translate what our Architects have drawn on paper, while also ensuring efficiency and adherence to our time table. Our Field Engineers employ a proprietary Efficiency Quotient, which measures our construction teams’ ability to optimize and build efficiently in the shortest possible time.
We offer the whole package.
In our efforts to improve our house construction process, our Davao building construction firm is always looking at ways to innovate and streamline our workflow. Over the years, Constantin Design & Build has expanded our scope of work to become a one-stop shop for design and construction services.
Aside from designing and building your house, we also offer other relevant services that relieve our Philippine-based clients of extra work that may distract them from the more important decisions that concern their house construction.
It is our goal to work as efficient as possible so that the clients can focus themselves on the decisions that directly affect the look and feel of their home.
This is especially important for the planning and finishing stages of the construction, where we plot the size and number of rooms, colors, fixtures, placement of furniture, among others.
After the finalization of the building plans, we submit the pertinent documents to the City Engineer’s Office in San Pedro Street, Davao City.
Often, the processing takes at least two weeks or more. Having gone through this process over the years, we ensure that our documents are free of errors and are processed as quickly as possible.
There are two main ways to acquire a loan for home construction in the Philippines. The first way is to apply for a loan through the Home Development Mutual Fund.
Also known as the Pag-IBIG fund, the Home Development Mutual Fund is a government-owned and controlled corporation that offers opportunities for shelter financing to its members. Membership to he Pag-IBIG fund is mandatory for employed Filipinos in the Philippines, but can still be availed to non-employed citizens voluntarily.
Loans secured through Pag-IBIG usually have lower interests and longer payment terms, but are available only for members who have paid for at least 24 contributions at the time of the loan application. The full list of requirements can be found here.
Another way to finance a home construction is through securing a bank loan.
Through the years, we have established relationships with the best banking institutions in Davao City and have become abreast with the processes of acquiring construction loans. The details regarding home construction loans vary a little bit between banks, and our associates can guide you every step of the way.
Most Philippine banks require proofs of income, proofs of savings, proofs of employment, a copy of the land title in the name of the owner/s, tax declarations, and the complete working drawings of the house construction project. As part of our commitment to make your house construction experience hassle-free, we will go through the process of acquiring and submitting the documents to the several pertinent government offices. You need only to sign the papers and forward the documents on your end to us.
While we will work with whichever bank the client prefers, we can also personally suggest particular banks that we have previously worked with before.
Temporary water and electrical connections are typically installed during construction to facilitate siteworks such as welding, fabrication, and concrete mixing. As design & build contractors, we take the extra mile by ensuring that permanent water and electricity connections are ready for use once you move in.
Depending on the size of your project, we offer home construction warranty for up to one year maximum after turnover of your home. During this warranty period, we will take care of any proven construction defects and repair them without additional cost.
Before the official turnover of the project, our project architects and engineers, preferably with the homeowners, will inspect and take note of any cosmetic defects that will be repaired in what we call the punchlist. In this system, the owners are able to suggest final minor changes. We do this to ensure utmost client satisfaction: the end goal of everything that we work for.
Among the many things that sets us apart from other Philippine contractors is the fact that we do not charge any commitment fee. This means that once you give us more information about the house that you want to build, we will design for you a floorplan, exterior façade, and detailed cost estimate at no additional cost.
We need only to meet you to understand your space requirements, design inspiration, and lot dimensions. We will only charge you once you agree to sign a contract with us. The initial work is the risk we take to earn your trust, and enable you to make a more informed decision.
